FOR NEARLY A YEAR, THE RULER ROOM HAS ATTEMPTED TO GET VARIANCES ON THEIR CERTIFICATE OF OCCUPANCY.

CRAIG FISHER, THE DIRECTOR OF DEVELOPMENT SERVICES, HAS BEEN THE MAIN POINT OF CONTACT FOR MY CLIENT AND HAS PROVIDED SOME HELP.

AROUND MID-MARCH OF THIS YEAR, THE RULER ROOMS SUBMITTED THE REQUIRED APPLICATION AND SUPPORTING PAPERWORK FOR VARIANCE.

SINCE THEN, THERE HAVE BEEN MULTIPLE DELAYS IN THE PROCESSING OF THE APPLICATION, DESPITE ASSURANCES FROM MR. FISHER HIMSELF THAT NOTHING FURTHER IS NEEDED FROM THE RULING ROOM.

RECENTLY, THE CITY OF PRINCETON, AS YOU MAY BE AWARE, BECAME A HOME RULE MUNICIPALITY AND THEREFORE GRANTED THE ZONING BOARD OF ADJUSTMENT THE POWER THAT CITY COUNCIL ONCE HAD TO APPROVE SUCH VARIANCES.

AS OF MAY 29TH, 2024, THE ZONING BOARD OF ADJUSTMENT HAS BEEN WAS MISSING MEMBERS.

IN ORDER TO ACT PURSUANT TO SECTION 82-41 OF THE CITY ORDINANCES.

MR. FISHER HAS ADVISED THE RULER ROOM THAT THE CITY COUNCIL WOULD NEED TO MAKE ONE MORE APPOINTMENT.

OUT OF THE EIGHT CANDIDATES AT THE TIME THAT THE ZONING BOARD OF ADJUSTMENT, SO THAT THE ZONING BOARD OF ADJUSTMENT COULD MEET IN AROUND JULY OR AUGUST.

WE'RE NOW AT THAT CRITICAL MOMENT, AND NOW I AM REQUESTING STATEMENTS OF SPECIFIC FACTUAL INFORMATION IN RESPONSE TO THE FOLLOWING 4 DIRECT INQUIRIES TO THE PLANNING AND ZONING COMMISSION.

ONE. HAS THE CITY COUNCIL MADE THEIR FINAL APPOINTMENT TO THE ZONING BOARD OF ADJUSTMENT? I DON'T KNOW. I DON'T HAVE AN ANSWER TO THAT QUESTION.

NUMBER TWO, DOES THE ZONING BOARD OF ADJUSTMENT HAVE THE REQUIRED MEMBERS IN ORDER TO ACT? I DON'T KNOW THE ANSWER TO THAT EITHER.

NUMBER THREE, WHEN WILL THE ZONING BOARD OF ADJUSTMENT HOLD ITS NEXT MEETING? THAT'S A SEPARATE COMMISSION FROM US, AND I'M NOT PRIVY TO ANY OF THAT.

RESIDENTIAL SIDE IS PRETTY CLEAR, STRAIGHTFORWARD.

THE COMMUNITY SIDE WILL HAVE 3 DIFFERENT BUILDINGS.

ONE WILL BE A TEMPLE FOR RELIGIOUS AND CULTURAL ACTIVITIES AND THE OTHER ONE WILL BE AN EVENT CENTER THAT COULD SUPPORT THE TEMPLE FOR EXTRA CLASSES AND ALSO WILL BE AVAILABLE TO EVERYONE IN THE COMMUNITY.

THE EAST SIDE OF THE MAIN ROAD WILL BE MANAGED BY A NONPROFIT ORGANIZATION THAT HANDLES ALL THAT AND THERE'S A LITTLE PARKING AREA TO SUPPORT THAT.

WE HAVE A LITTLE FLOOD ZONE IN OUR SITE NORTH OF OUR SITE THAT AND IF YOU LOOK AT THE SITE PLAN, WE'RE TRYING TO STAY OUT OF IT AS MUCH AS POSSIBLE.

WE HAVE DONE A FLOOD STUDY TO MAKE SURE THAT WE GOT THAT COVERED IN TERMS OF DRAINAGE AND TENSION IF NEEDED AND ALL THAT.

SO THIS IS REALLY A, I THINK JUST A BRIEF OVERVIEW OF THE ENTIRE PROJECT.

HAVE Y'ALL OVERSIZE THAT AT ALL? AS BECAUSE IT LOOKS LIKE THIS AREA IS A LOT OF IT'S KIND OF UNDEVELOPED AND I GUESS THE CONCERN MAY BE FUTURE DEVELOPMENTS MIGHT HAVE IS HOW IT HOW IT MIGHT AFFECT GROWTH.
