I AM BRINGING THIS CASE IN FRONT OF YOU BECAUSE CITY COUNCIL HAD DIRECTED STAFF TO WORK ON SUBDIVISION REGULATIONS. AS WE ALL KNOW, PRINCETON IS THE FASTEST GROWING CITY IN THE COUNTRY RIGHT NOW.
THINGS ARE CHANGING RAPIDLY. SO WHEN WE REQUIRE LAND STUDIES BEFORE A PRELIMINARY PLAN CAN BE APPROVED, THAT LAND STUDY KIND OF DETERMINES WHAT THE PRELIMINARY PLAT SHOULD BE.
THE WAY THINGS ARE CHANGING, ALSO PRELIMINARY PLAT, THOUGH IT EXPIRES IN SIX MONTHS, IF THEY DON'T WORK ON IT, IT CAN BE EXTENDED BY THE COMMISSION. SO EVERY SIX MONTHS, IF THEY'RE DOING SOME LITTLE WORK, THEY CAN KEEP EXTENDING IT. WELL, IF IN A YEAR, SAY TWO YEARS, THE LAND STUDY NO LONGER IS APPLICABLE BECAUSE IF THIS DEVELOPER IS TAKING TIME, ALL THE DEVELOPMENTS AROUND THEM KIND OF COME UP YOUR PRELIMINARY PLAT.
NOW, WHATEVER YOU HAD FIRST DECIDED IS NO LONGER VALUABLE.
THE DETENTION WILL NEED TO BE CHANGED. THE ROAD CONNECTIONS TO NEIGHBORING PROPERTIES.
AND THEN BASE THE PRELIMINARY PLAT ON THAT. SO THAT'S THE BACKGROUND TO WHY WE'RE BRINGING THIS CHANGE IN FRONT OF YOU.
