THIS MAP SHOWS THE SURROUNDING ZONING DISTRICTS RESIDENTIAL TO THE NORTH.

THE AREA IMMEDIATELY TO THE EAST AND WEST OF HIS PROPERTIES OUTSIDE CITY LIMITS, BUT THE SCHOOL SITE IS WITHIN CITY LIMITS.

I CAN SEE THE SUBJECT PROPERTY HERE ALONG FM 75 EAST SIDE OF 75, JUST TO THE SOUTH OF MONTICELLO DRIVE AND NORTH OF MONTE CARLO BOULEVARD. AND. HERE'S A LOOK AT THE ZONING FOR THE PROPERTY.

IT'S ZONED PD 18, WHICH IS A MIXED USE DEVELOPMENT.

THE SUBJECT PROPERTY IS LOCATED WITHIN A COMMERCIAL TRACT OF PD 18.

THE PROPOSED AMENDING PRELIMINARY PLAT IS FOR TWO COMMERCIAL LOTS.

YOU CAN SEE THE AMENDING PLAT HERE ON THE SCREEN.

THIS SCREEN SHOWS THE PROPOSED DETENTION FOR THIS COMMERCIAL DEVELOPMENT WILL DRAIN INTO A YET TO BE BUILT REGIONAL DETENTION POND TO THE SOUTH.

THE THIS SLIDE HERE SHOWS HOW THE SITE WILL COLLECT STORMWATER AND DRAIN TO THE SOUTH OF THE PROPERTY.

THIS THIS HERE SHOWS THE UTILITIES PRELIMINARY LAYOUT FOR WASTEWATER AND WATER.

YOU HAVE SEEN THIS PLOT BEFORE. IT CAME BEFORE YOU LAST MONTH.

WHICH YOU ALL RECOMMENDED DENIAL, THIS IS OUR OUTSTANDING COMMENTS. THERE'S STILL ONE COMMENT REMAINING RELATED TO THEIR TRAFFIC IMPACT ANALYSIS, WHICH I INCLUDED AS AN ATTACHMENT. THAT ANALYSIS RECOMMENDS A LEFT TURN LANE FOR SOUTHBOUND TRAFFIC ON FM 75.

THEY HAVE NOT ADDED THAT REQUIRED TURN LANE. FOR THAT REASON, STAFF'S RECOMMENDING DENIAL OF THIS PLOT TO ALLOW THE APPLICANT TO REVISE AND RESUBMIT WHICH THEY HAVE DONE ACTUALLY TODAY. AND THEY ARE SHOWING THAT LEFT TURN LANE.

SO YOU'LL SEE THIS AGAIN AT A FUTURE MEETING.

BUT IN ITS PRESENT CONDITION, STAFF'S RECOMMENDING DENIAL.
